CHOOSING A LENDER

Much like a REALTOR®, the loan officer you select will play a very important role in the real estate transaction. When comparing lenders it is important to understand and compare the loan products, options, as well as the cost for obtaining the loan, the personality and professionalism of the loan officer.  Over the years we've worked with numerous lenders and have identified those who have consistently providing the best services, products and are cost competitive.  We suggest that you contact, meet and speak with them about the programs they offer and obtain a good faith estimate.  This will enable you to make the best possible decision on whom to use.  Once you've the decision on whom to use, then it would be appropriate for them pull your credit and commence with the loan pre-qualification process.

Listed below are items that you will need when applying for a mortgage.

 

APPLICATION CHECK LIST

þ Real Estate Purchase Contract
þ 2-year employment history and contact info for present and previous employer.

þ

W-2's for the past two years.
þ Self-employed, personal and business tax returns for past two years, current balance sheet and year to date profit and loss statement.
þ Funds for closing: Three most recent statements for checking, savings, IRA, 401K.  If presently renting: 2 year history of landlords and contact information.
þ Present mortgage information: lender name, balance and monthly payment.
þ Outstanding debts: Lender name, balance and monthly payment.
þ One year rental agreement for investment properties, if applicable.
þ If Divorced: Complete Divorce decree signed by judge.
   
þ Photo identification and social security number verification.
þ Check for appraisal and credit report.
þ VA Financing: DD 214 or Certificate of Eligibility
