Services Guarantee is our written commitment that COLDWELL BANKER and
your COLDWELL BANKER Real Estate Professional will perform the services
stated below as part of your exclusive buyer representation agreement. |

BUYER COUNSELING |
|
We'll conduct a buyer counseling session to discuss your needs, goals
and concerns to formulate the search criteria for your property.

BUYER AGENCY
ALTERNATIVES |
|
We'll discuss the
various agency relationships, available to buyers and sellers. Exclusive
Agency, Buyer Agency, Seller Agency, Limited Agency . The
representation of your interest and my role as your agent for the
different agency relationships will be thoroughly presented for your
consideration. |

EXCLUSIVE AGENCY
AGREEMENT |
|
We'll present and
explain the agreement in its entirety and the special fiduciary services
and benefits it offers to you. |

HOMEBUYER GUIDEBOOK |
|
We will provide you
with a copy of our guide book and explain how to use it as a road map
through the home-buying process. |
|
FINANCING
ALTERNATIVES AND PRE-QUALIFICATION |
|
We'll review and
discuss, with you, the various financing alternatives and arrange a
pre-approval appointment with a reputable lender to identify your range
of affordability and increase your negotiating strength. |
|
TEAM SEARCH |
|
We will present your
search criteria to our local Coldwell Banker sales team, with the
objective of discovering properties, though not yet listed, are in the
process. Most value priced properties are sold within the first 30-days
of being listed across the MLS. |

PROPERTY SHOWING |
|
We
will show you all available properties that meet the criteria you’ve
selected. |
|
OBJECTIVE
EVALUATION |
|
We will examine and
discuss the positive and negative features of a property that may affect
its value and future resale. |
|
HOMEBUYER’S
WARRANTY |
|
We will discuss the
advantages of a homebuyer’s warranty to reduce your financial risk for
repairs when purchasing a property and negotiation strategies that we
use to obtain this valuable protection at no cost to you. |

ESTIMATE OF
CLOSING COST’S |
|
We will provide you
with a preliminary estimate of closing costs and pawn payment
requirements anticipated in the purchase of your new home. |
|
NEGOTIATION
STRATEGIES |
|
We'll discuss and
formulate a negotiation strategy designed to help you obtain the
property you choose at the best possible price, terms and conditions.

|
CONTINGENCIES |
|
We will explain and
recommend the appropriate use of various contingencies, to protect and
promote your best financial interests throughout the transaction. This
includes and is not limited to Appraisal, Physical and Professional or
Third-Party Property Inspections. |

REAL ESTATE
PURCHASE CONTRACT |
|
We'll prepare a
Comparative Market Analysis and council you on price, for the property
you choose. When you’re ready to write an offer, we’ll provide and
prepare the appropriate paperwork, using the price, terms and conditions
authorized by you. |

OFFER
PRESENTATION |
|
We'll endeavor to
present your purchase offer directly to the seller in the presence of
the listing agent. This done in an attempt to sell our offer while
promoting your interests. |

OFFER ACCEPTANCE |
|
Upon acceptance, we
will safely deposit your earnest money in the COLDWELL BANKER TRUST
ACCOUNT in accordance with state law and the terms identified in the
final purchase agreement. |

PROPERTY
DISCLOSURES |
|
We will review with you
all inspection reports and other documents pertaining to the condition
of the property and disclose all physical defects of the property that
are known to us.. |
|
REVIEW OF
WRITTEN SELLER DISCLOSURES |
|
We will thoroughly
review with you the entire seller’s written disclosure statements to
enable you to accept or specify the remedy for each fault disclosed.
Remedies for any disclosed faults should be addressed in the Real Estate
Purchase Contract. |

OFFER ACCEPTANCE |
|
Upon acceptance, we
will safely deposit your earnest money in the COLDWELL BANKER TRUST
ACCOUNT in accordance with state law and the terms identified in the
final purchase agreement. |

PROFESSIONAL
INSPECTIONS |
|
We will discuss and
recommend various inspections ranging from physical property and
mechanical to pest as well as potentially hazardous environment
inspections for lead based paint and air quality inspections for radon
gas and black mold. |
|
CLOSING THE
TRANSACTION |
|
We'll monitor and
inform you of the progress of the transaction, including the
satisfaction of all contingencies and conditions during the transaction. |
|
AFTER SALE
SERVICE |
|
We'll contact you after the closing to follow up on any remaining
details or service needs. |

SERVICE
SATISFACTION SURVEY |
|
You will be provided
you with the opportunity to evaluate our services, through your
voluntary participation of a confidential, quality assurance survey,
performed by our employing broker and shared with the agents, only with
your permission. |
